Indiana farmland sells for $22,566 per acre in Schrader auction
BUTLER, Indiana (December 18, 2024) –108 acres sold Tuesday for $2.432 million, or $22,566 per acre, with Schrader Real Estate and Auction Company conducting the event.
"Several things are noteworthy about this result," said R.D. Schrader, president of the auction company. "It's rare to see prices per acre above $20,000/acre with all the serious competition coming from local operators. It is even more noteworthy when you take into account the headwinds the agriculture community is facing," he said.
The auction attracted 18 bidders from Indiana and Ohio, according to Daniel Days and Jared Sipe, auction managers. "A big plus was that the farms were nearly all tillable and the tracts were adjacent. The soils were primarily Blount Loam," said Days.
The farms were located along CR 59 just west of Butler, IN in Dekalb County.
Schrader said farmland demand has remained stable through 2024. "We have seen greater evidence of land buyers being more discretionary in their purchases. While this has softened lower quality land to some extent, the higher quality land and land located in strong areas have seen values maintain," he said.
