PROCEDURES: The property will be offered in 12 individual tracts, any combination of tracts, or as a total 633+/- acre unit. There will be open bidding on all tracts and combinations during the auction as determined by the Auctioneer. Bids on tracts, tract combinations and the total property may compete.

DOWN PAYMENT: Real Estate 10% down payment on the day of the auction with the balance in cash at closing. The down payment may be made in the form of cash; cashiers check, personal check or corporate check. Your bidding is not conditional upon financing, so be sure you have arranged financing, if needed and are capable of paying cash at closing.

ACCEPTANCE OF BID PRICES: Successful bidder(s) will be required to enter into a purchase agreement at the auction site immediately following the close of the auction. All final bid prices are subject to the Sellers acceptance or rejection.

BUYER PREMIUM: Each successful bidder will be charged a Buyer Premium to be paid at closing in the amount of 3% of the highest bid amount.

EVIDENCE OF TITLE: Sellers shall provide an Attorney Title Opinion or title insurance commitment prior to auction. Should the Buyer(s) desire title insurance Buyer(s) shall be responsible for cost.

DEED: Sellers shall provide Special Warranty Deed.

CLOSING: The balance of the real estate purchase price is due at closing, which will take place 45 days after sale estimated on or before October 30, 2017, or as soon thereafter as Sellers closing documents are prepared. Cost for an insured closing shall be shared 50/50 between Buyer(s) and Seller.

POSSESSION: At closing subject to removal of 2017 crops. Cropland rented for 2017 was 500 acres to expire upon crop removal. House, barns, pasture land and hay land to be transferred at closing.
