Tract 2: 192.9± ac of land with 170.66 acres of tillable land. Also this tract has an electric motor and pump to allow water into the Dehaan Ditch and several small open ditches. This tract has frontage on Dehaan Ditch and CR 600 E. Real Estate Taxes: 2011 Pay 2012 $21- $23/Ac.

PROCEDURE: This property will be offered in 2 tracts.

DOWN PAYMENT: 10% down payment on the day of auction. The down payment may be made in the form of cashiers check, personal check, or corporate check. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.

ACCEPTANCE OF BID PRICES: The successful bidder will be required to enter into a Purchase Agreement at the auction site immediately following the close of the auction. The final bid price is subject to the Sellers acceptance or rejection.

EVIDENCE OF TITLE: Seller shall provide an owners title insurance policy in the amount of the purchase price.

DEED: Seller shall provide a Trustees Deed(s).

CLOSING: The balance of the purchase price is due at closing, which will take place around December 1, 2012. Costs for an insured closing shall be shared 50:50 between Buyer and Seller.

POSSESSION: Possession is at closing, subject to tenants rights.
