Big West Ranch is situated in one contiguous block, 20 miles east-to-west and 10 miles north-to-south at the southern tip of the Bighorn Mountains. The ranch has a variety of topography from mountain foothills and grass covered plateaus to canyons, buttes and breaks - providing year-round grazing and outstanding natural protection. Cottonwood Creek, Three Buttes Creek, and Indian Creek provide intermittent water flow. Several natural flowing springs, strategic wells, BLM reservoirs and the ranch’s own seasonal 20-acre Lester Lake provide additional water resources throughout the ranch. Big West Ranch is a very efficient operating ranch due to the grazing allotment having no on/off dates, allowing cattle movement and pasture rotation year-round at the owner’s discretion. Costs associated with the grazing allotment and leases are approximately thirty thousand dollars per year.

Local History
The late 1800s and early 1900s marked a significant era in Wyoming’s past - rich in western history which captivates the imagination and romances individuals today to visit or relocate. During these pioneer days, the Pony Express, Oregon, Overland, Mormon, and California Trails passed through the territory in or around Big West Ranch. It was a vibrant time when cattle rustlers, horse thieves, and train robbers escaped posses and planned their holdups in various hideouts along the trails.
Big West Ranch lies close to the legendary Hole-in-the-Wall within the fertile valley of the Big Horns where legendary outlaws Butch Cassidy, the Sundance Kid, Black Jack Ketchum and Kid Curry and the rest of the Wild Bunch planned their heists. The area was remote, secluded and easy to defend because of the narrow passes and rugged terrain which made it difficult for lawmen to approach without alerting the outlaws.
Abundant teepee rings, fossils and old homesteader cabins still exist on the ranch and provide a glimpse into its historic legacy. Big West Ranch and the surrounding country looks today as it did back then - well protected and abundant in natural resources with the same western appeal and majestic beauty.
AREA HIGHLIGHTS
Known as Wyoming’s adventure capital and situated along the North Platte River, Casper has a population of 50,000 and is the regional center for banking, commerce, education, entertainment and recreation. The town offers various forms of community entertainment including touring Broadway shows, the annual College National Finals Rodeo, and is home to the Wyoming Symphony Orchestra, five golf courses, museums and year-round events including rodeos, parades, marathons, music/art and food festivals and more.
School bus service is available for elementary, middle and high schools in Powder River and Casper - all located in the Natrona County School District. Casper Community College and an extension of the University of Wyoming are both located in Casper. Interstate highways, railroads, and an international airport allow for easy access to national and international markets. Scheduled air service is available at Casper/Natrona County International Airport with transportation through Mesa Airlines, SkyWest Airlines and Allegiant Air.
Ranch Improvements:
Big West Ranch is fenced and cross fenced into eighteen pastures with 10 miles of new fence in 4-5 strand barb wire. The remaining fence is a combination of woven wire plus 1-2 strands of barbed wire which can hold a variety of livestock securely. There are three sets of working corrals. The main corral, located at ranch headquarters, is constructed out of steel and wood with the capacity for 1,000 pair and is equipped with several new automatic waterers. Also located at ranch headquarters is a loading chute, a 20’ x 24’ scale house, three year-round natural flowing wells, and 4,000 feet of new underground pipeline for stock tanks and hydrants.

PROCEDURE: The property will be offered in 14 individual tracts, any combination of tracts, or as a whole property. The property will be sold in the manner resulting in the highest total sale price.
DOWN PAYMENT: A 10% down payment of the total contract purchase price will be due immediately after being declared the buyer. The down payment may be paid in the form of personal check, business check, or cashier’s check. The balance of the contract purchase price is due in cash at closing. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING.
ACCEPTANCE OF BID PRICES: All successful bidders will sign an Agreement to Purchase at the auction site immediately following the close of bidding. All final bid prices are subject to the seller’s acceptance or rejection.
BROKER PARTICIPATION: A commission will be paid to any properly licensed Broker who registers a successful buyer according to the Broker Participation Guidelines. Broker Registration Forms are available from the Auction Company. Forms must be completed and returned no later than 48 hours prior to the auction.
CLOSING: Anticipated closing date is on or before December 6, 2010.
TITLE: Seller shall furnish the buyer(s) at Seller’s expense an Owner’s Policy of Title Insurance in the amount of the purchase price, and agrees to provide and execute a proper deed conveying merchantable title to the real estate to the buyer(s).
REAL ESTATE TAXES AND ASSESSMENTS: The 2010 calendar year taxes shall be prorated to the date of closing. Seller will be responsible for all prior taxes and Buyer will be responsible for all subsequent taxes. Special assessments, if any, shall be paid by Buyer.
EASEMENTS AND LEASES: Sale of said property is subject to any and all easements of record and any and all government leases.
LEASES: As of the closing date, and subject to any applicable lessor approvals, Seller will execute lease assignment forms for any of Seller’s rights in private, State and BLM leases held by Seller as lessee that have historically been associated with the property. Buyer will be responsible for the cost of any assignment application fees.
SURVEY: AT THE SELLER’S OPTION, the Seller shall provide a new survey where there is no existing legal description. Any need for a new survey shall be determined solely by the Seller. The cost of the survey shall be paid by the Seller. The type of survey performed shall be at the Seller’s option and sufficient for providing title insurance and the transfer of merchantable title.
MINERAL RIGHTS: 50% of the Seller’s mineral interest associated with the property shall be conveyed to the Buyer at closing subject to any prior reservations of record.
WATER RIGHTS: All water rights that have historically been associated with the property shall be conveyed with the property.
FENCES: Seller makes no representations or warranties as to the accuracy of fence locations in relation to property boundary lines.
